As a mandatory exercise, websold.co.uk part of 99home is subject to the "Money Laundering Regulations 2017". This means that 99home is required to obtain and hold identification and proof of address for all clients. Furthermore, we are obligated to determine whether there are any beneficial owners on whose behalf the transaction or activity is taking place. Therefore, we kindly request you to identify anyone who you would consider to be a beneficial owner. Depending on the circumstances, we may also enquire about the source or destination of funds. Please note that without this information, we will be unable to proceed with any work on your behalf.

Below, you will find a list of acceptable identity documents. We require sight of all original or certified documents. Subject to your specific situation, 99home may contact you for further or additional documentation.

Acceptable Documents 

We will require one document from List A, one recent document from List B dated within the last 3 months, all documents from List C (buyer only), and all documents from List D (whatever is applicable)

LIST A: IDENTITY DOCUMENT (applies to Seller | Buyer) 

  • Current signed passport, or;

  • EU member state identity card, or;

  • Current photo card driving licence (full or provisional), or;

  • Armed Forces ID card, or;

  • Firearms or shotgun certificate, or;

  • Paper versions of current UK/EU Driver’s Licence (must be issued within the last 3 months), or;

  • Identity card issued by the Electoral Office for Northern Ireland

LIST B: PROOF OF ADDRESS (applies to Seller | Buyer and no more than 3 months old documents )

  • Utility bill/statement (must be issued within the last 3 months) or a certificate from a utility supplier confirming a pre-payment arrangement for services. Mobile phone bills are not acceptable, or;

  • Current local authority tax bill (must be dated within the last 3 months), or; 

  • Most recent original bank, building society, or credit union statement (you must cover/hide your account number and sort code, on all pages of the bank statement, and must be issued within the last 3 months), or;

  • Bank passbook containing current address (must have been updated within the last three months), or;

  • Local council or housing association rent card or tenancy, or;

  • The most recent original mortgage statement (must be issued within the last 3 months) from a recognised lender, or;

  • HMRC issued documents concerning tax matters such as; Tax Demand, Self-Assessment, PAYE Coding, and Tax Credit. A P60 or P45 is not acceptable as this is produced by the employer, or;

  • State Pension or Benefits Book/Notification Letter, or;

  • Home or motor insurance certificate, or;

  • Solicitor's letter confirming house purchased, or;

  • NHS Medical card

LIST C: PROOF OF FUNDS (applies to Buyer only)

  • A mortgage agreement in principle document

  • Saving proof e.g. Recent bank statement (you must cover/hide your account number and sort code, on all pages of the bank statement)

LIST D: PROPERTY INFORMATION (applies to Seller)

  • EPC certificate

  • Land Registry Certificate (you can get it from https://eservices.landregistry.gov.uk),  must be issued within the last 3 months

  • Home report (applicable to Scotland only)

*For Scotland: If you do not have your Land Registry Certificate, you need to obtain it from your solicitor. Once you get the certificate, please email us at verification@websold.co.uk

Probate

If you are acting as a Representative of an Estate we will require the following documents

  • Grant of Probate (if a Will was left)

  • Letter of administration (if no Will left)

  • Individual identity evidence from List A for the personal representative, either executor or administrator

  • Individual address evidence from List B for the personal representative, either executor or administrator

Limited Company

If you are acting as a Representative of a UK Company we will require the following documents

  • Certificate of Incorporation

  • Articles of Association

  • Memorandum of Association

  • Latest Annual Return or Confirmation Statement, with details of current company officers

  • If offshore, the nominee director declaration and a general power of attorney

  • Individual identity evidence from List A for all individuals or entities with 25% or more of the shares or voting rights in the company

  • Individual address evidence from List B for all individuals or entities with 25% or more of the shares or voting rights in the company

If you are acting as a Representative of an offshore company we will require the following documents

  • Certificate of Incorporation

  • Articles of Association, Memorandum of Association, Latest Annual Return with details of current company officers, Share Certificate(s) showing the Ultimate

  • Beneficial Owner, or;

  • Certificate of Incumbency

If the shares are owned by another company, repeat the steps above for the holding company and we will require the following documents

  • Nominee director declaration and/or general Power of Attorney (if applicable)

  • Individual identity evidence from List A for all individuals or entities with 25% or more of the shares or voting rights in the company

  • Individual address evidence from List B for all individuals or entities with 25% or more of the shares or voting rights in the company 

Trust

If you are acting as a Representative of a Trust we will require the following documents

  • Trust deed

  • List of trustees

  • List of beneficiaries

  • Individual identity evidence from List A for all individuals with a vested interest in 25% or more of the capital and/or those who exercise control over the Trust

  • Individual address evidence from List B for all individuals with a vested interest in 25% or more of the capital and/or those who exercise control over the Trust

As a regulated profession, we are required by The Money Laundering Regulations 2017 to verify the identity of all our clients. To do this, we use an electronic verification system that checks your details against electronic data. This is not a credit check and will not affect your credit history. By signing this agreement, you consent to our use of AMLTEAM’s and other partners' verification services. AMLTEAM will check the details you provide against various databases to confirm your identity. They may also use this information in the future to help other companies verify identities. A record of the search will be retained. This electronic verification system is a more efficient and convenient alternative to traditional methods, which often require multiple utility bills and photographic IDs. We appreciate your cooperation in this matter.
